Modern Momentum (MoMo)
Always known for architectural innovation, Chicago is gaining another landmark in Modern Momentum (MoMo), a new glass-and-steel high-rise condo located at 8 State Street, next door to the Chicago Theatre and across the street from Marshall Field’s (now Macy’s.) Apart from the site, which places the building in the center of the Loop downtown area and between two of Chicago best-known structures, Modern Momentum will feature a four-story cut-out just above its base and below its residential towers. Before the ground was broken, MoMo’s unique design was drawing attention and buyers. When complete, the building is bound to be photographed by tourists and featured on postcards.
MoMo will have 33 floors and 208 residential units. The first four floors make a broad base that will house retail space on floors one and two, with spacious lofts planned for three and four. This base, topped by a roof garden, provides the pedestal for two sturdy “legs” that rise at its sides and are occupied only by elevators and stairwells. The center above the roof greenery is left open. Full stories resume again at floor nine, with condo residences beginning on ten. Architect Booth Hansen has noted that the gap would otherwise be filled with garage or retail space, or less desirable residential units with a poor view–too low to surmount the existing structures on MoMo’s flanks.
The high-rise offers one bedroom/one bath units up to 950 square feet, and two bedroom/two bath units to 1,460 square feet. All feature maple hardwood flooring and kitchens with stainless steel appliances and granite counter tops. Master bedroom suites include large walk-in closets and baths with marble flooring and finishes. Each residence provides an inset balcony, nine-foot ceilings, and floor-to-ceiling windows that can be opened to striking views of the lakefront and the city. A 24-hour doorman, ninth floor fitness center, bicycle room, private storage, and deeded garage parking are available to all residents.
MoMo’s Loop location offers unparalleled convenience for shopping, business, and some of the city’s finest dining and cultural attractions. The tower is two blocks from Millennium Park, within easy walking distance of North Michigan Avenue, and offers immediate access to all forms of public transportation.
