There is nothing ordinary about the new homes currently under construction at 23 South 23rd Street in Philadelphia. What was once a parking garage is now being transformed into a 85-unit luxury residence. However, by looking at the project, no one would ever be able guess the history behind the new building’s humble beginnings.
Contractors have removed the structure’s core, creating a 75-foot by 75-foot open interior courtyard. When it is complete, it will contain glass elevators and a six-story trellis, landscaped with vines and flowers. The vertical growing plants cape will rise alongside the elevators. Residents will be able to relax in their own private outdoor space either in the community seating area, situated near waterfalls and fountains, or from their own balconies extending from their homes. The company that is developing the project, Turchi Properties, is referring to this awe-inspiring design as an “urban oasis.”
The exterior of the building is also getting a face-lift. It will be covered in limestone imported from France, which will forever disguise the building’s former function as a garage.
The elegant homes will range from about $320,000 for an 800 square-foot loft to $2.8 million for eleven four-bedroom town homes, which are being constructed on the roof. Amenities will include 24-hour concierge service, a full-time valet, and even heated sidewalks in the winter.
The location is also part of the advantage to living at 22. It is right beside the Schuylkill Riverfront, so residents have easy access to all of Center City’s best stores, restaurants, and parks. It is also just a short walk from University City and 30th Street Station.
